Market Development Department

The Market Development (MD) team is responsible for 3 key functions within the North American business: 1) Market Strategy, 2) Site Selection & Acquisition, and 3) Revenue Operations. The team drives the business plans and execution of our geographic and vertical market expansions across North America. We are at the front-end of the process of ensuring we have the critical capacity required to meet the evolving requirements of our wholesale and hyperscale customer base. We evaluate supply, demand, pricing, network, power, and a myriad of other factors when developing our market and site plans. We then acquire sites that align with those plans. The team collaborates with New Site Development, Sales, Solution Engineering, Design Engineering, Construction, Operations, Finance, and Senior Management along the way. In addition to pre-construction development work, we also help ensure optimal revenue realization post-construction through development of commercial constructs and pricing that aligns to the objectives of both Vantage and our customers.

Position Description

Vantage seeks a Senior Analyst, Market Development which is a highly visible and cross functional role. This position will lead the financial analysis of new customer and land acquisition opportunities. The right leader will have strong expertise with Excel, including the ability to build financial models and use the analysis to make recommendations that support new site acquisitions, business case underwriting, and other strategic decisions. Key elements of the role include financial modeling, evaluation of market and customer specific requirements, and interfacing with the Market Development and Sales teams. Constant communication with Market Development, Site Selection, Sales, IT, New Site Development, and subject matter authorities will be required to keep pace with Vantage's strategic market expansion goals. The ideal candidate will be an autonomous self-starter who is capable of driving results without constant direction. You should have a professional-growth mindset and be willing to bring forth ideas that can benefit Vantage.

Essential Job Functions

  • Perform analysis, build models, and drive process related to new market development, site acquisition, and customer leasing opportunities

  • Partner with internal and external stakeholders to capture model inputs and identify key sensitivities

  • Build financial models with multiple scenarios using Vantage's business case template to evaluate new markets, site acquisitions, and customer sales opportunities; include sensitivities on key upside and downside risk factors

  • Evaluate new opportunities (markets, sites, customer leases, etc.) from a financial lens and generate presentations based on the findings

  • Present findings and recommendations based on the analysis to senior and executive level leadership

  • Update deal models with latest deal dynamics for monthly IRR report that's used for executive and Board consumption

  • Prepare models that support recurring market evaluations and updates

  • Analyze data to formulate views and make recommendations on markets and sites throughout North America in conjunction with other members of the Market Development team

  • Manage and catalog historical pricing and financial returns estimates for opportunities

  • Update and maintain matrices on existing leases, as well track and document the status of upcoming lease expirations, reporting to senior leadership on a rolling basis

  • Prepare reports for the leadership team highlighting sales and leasing activity on a rolling basis

  • Actively engage and report on the sales pipeline and weekly Vantage leadership calls for North America

  • Produce Sales materials for senior leadership presentations to the Vantage Board of Directors meetings

  • Additional duties as assigned from time to time by Management

Job Requirements

  • Bachelor's degree in Business Administration, Finance, Real Estate, or equivalent experience, required

  • 2-5 years of professional experience in a corporate finance related role with extensive financial modeling experience (investment banking, capital markets, FP&A, accounting, treasury, consulting, etc.), required

  • Data Center and/or commercial or industrial real estate experience, preferred.

  • Strong analytical mind, problem solving skills, quantitative / qualitative skillset, and modelling skills, required

  • Self-starter, ability to operate independently in fast-paced environment and manage multiple tasks at once

  • Demonstrates a high degree of attention to detail and an ability to complete work accurately and in a timely manner

  • Executive presence and effective communication skills, required

Additional Information

  • Salary Range: $125,000 - $145,000 base plus bonus (this range is based on Colorado market data and may vary in other locations)

  • This position is eligible for company benefits including but not limited to medical, dental, and vision coverage, life and AD&D, short and long-term disability coverage, paid time off, employee assistance, participation in a 401k program that includes company match, and many other additional voluntary benefits.

  • Compensation for the role will depend on a number of factors, including your qualifications, skills, competencies, and experience and may fall outside of the range shown.
